As Law Stands: Are Landlords Required to Provide Appliances?

Landlords and tenants in India have lived with The Rent Control Act since 1948. It focuses on the rights and duties regarding rental pricing, limits on eviction, and obligations for repairs. The Hindu, covering the rights of tenants under the law, reports, “Under law and as decided in numerous judgments, it is unlawful for a landlord to disconnect essential services such as electricity and water or restrict a tenant from using common amenities for recovery of rental dues or for other reasons.”

Many consider the law, on the books since 1948, pro-tenant. But it does not say anything about landlords being required to provide appliances. Clearly, when landlords include appliances among their property amenities, it makes the residence more attractive. Still, tenants should know what to do when the landlord does not. What, for instance, can you do to get a fridge on rent?

Rent or buy your fridge?

Moving into your first apartment or moving on to your next one, buying appliances can be a burden. But you might think about renting now and buying later. You can choose the fridge of your dreams or the basic appliance for your needs. For instance, you might pay as low as R.s 509/month for a top brand, single door, 170-litre refrigerator.

Then you make a deposit and rent until you can handle the remaining purchase price. You can still move the fridge with you from one rental to another. Or you can return it and pay a minimal amount equal to the difference in monthly rental rates.

Rent or buy your TV?

You can also make the family happy (or do it for your own pleasure) with a big screen LED TV. For Rs 679 after deposit, you can turn the apartment into your own theater for watching sports or family entertainment.

A TV on rent has the added advantage of moving with you. You might seek the rental provider that will relocate the appliance for you when you move. You might work with one that offers to maintain and clean your appliance regularly to optimize its performance. And you will enjoy the privilege of swapping out the TV if you are bored with after 12 months (or return it within 24 hours for no charge.)

Rent or buy a package?

A cooling package includes a refrigerator and a cooler, and a warming package includes a room heater with the fridge. Either package includes the privileges reviewed here.

The choice is yours

The landlord has no obligation other than maintaining your electricity. Given that, you can furnish your entire apartment to suit. This and social changes have made renting a fast-growing option for millions. The Economic Times says, “Unmarried, young and urban people make up for over 60% of the user base of renting platforms.”

As more and more people live nomad lives, moving from job to job takes them from city to city. Bangalore, Chennai, Delhi, Mumbai, Noida, and more welcome the unmarried singles and new families to various rental properties. And, appliance rental can ease their lives and manage their budgets.
